CITY COUNCIL WORK SESSION MAY 21, 2003 <br />APPROVED <br />• Mr. Bruggeman stated the density is just under six units per acre. The density level needs <br />to be that high to provide diversity in the pricing of the units. <br />• <br />• <br />Mayor Bergeson stated he does not have an issue with the commercial development on <br />the revised plan. <br />City Planner Smyser stated staff has advised Mr. Bruggeman to pull the previous <br />application completely and submit a new application. A PDO may be the best way to <br />develop the site. Staff needs to investigate further and work out more details. <br />Councilmember Reinert stated that staying with medium density on Ware Road would <br />probably satisfy the neighbors. He indicated he would like the density to be closer to <br />three units per acres. He also stated a park area needs to be developed within the plan. <br />Councilmember O'Donnell stated he is not as concerned about the density as the <br />transition from single family to commercial. He stated he does not have a problem with <br />single level duplexes on Ware Road for transition to the higher density. He suggested <br />that also be done where the eight-plex units are on the south end of the project. <br />Councilmember Carlson stated she would like to see single-family units along Ware <br />Road although detached townhomes may be an option. She stated screening also needs to <br />be included in the plan and asked if the screening between the commercial to be built and <br />existing residential on 49 would need to be changed because it is on the County right-of- <br />way. <br />I -35E CORRIDOR COALITION, MICHAEL GROCHALA <br />Community Development Director Grochala advised the I -35E Corridor Coalition held a <br />meeting last week in the City of Hugo. Issues were identified and many of those issues <br />are similar between the involved cities and counties. The City of Hugo is putting <br />together a draft joint powers agreement to conduct a corridor study. Staff will receive the <br />draft agreement for review prior to the next joint meeting. <br />Community Development Director Grochala advised a bus tour of the area in question <br />will be included at the August meeting of the Tri -City group. Staff is recommending the <br />City move forward with the corridor study and review of the joint powers agreement. <br />Councilmember Carlson stated she is concerned because it seems that the County is not <br />participating much with the interchanges. <br />Community Development Director Grochala stated he sees this as a huge opportunity for <br />the City to share the costs for a study the City has to do anyway. He reviewed other <br />issues that staff has been addressing with the County noting that the County is being very <br />supportive of the City. <br />REGULAR AGENDA, MAY 27, 2003 <br />
