• <br />• <br />• <br />CITY COUNCIL WORK SESSION JULY 6, 2005 <br />APPROVED <br />1 <br />2 <br />3 CITY OF LINO LAKES <br />4 MINUTES <br />5 <br />6 <br />7 <br />8 DATE : July 6, 2005 <br />9 TIME STARTED : 5:35 p.m. <br />10 TIME ENDED : 9:35 p.m. <br />11 MEMBERS PRESENT : Councilmember Carlson, Dahl, <br />12 Reinert (7:25 p.m.), Stoltz and Mayor <br />13 Bergeson <br />14 MEMBERS ABSENT : None <br />15 <br />16 Staff members present: City Administrator, Gordon Heitke; Community Development <br />17 Director, Michael Grochala; City Engineer, Jim Studenski; Chief of Police, Dave <br />18 Pecchia; City Planner, Jeff Smyser (part); Public Services Director, Rick DeGardner <br />19 (part); and Economic Development Coordinator, Mary Alice Divine (part) <br />20 <br />21 <br />22 HARDWOOD CREEK DEVELOPMENT <br />23 <br />24 Mr. Greg Hayes, Hardwood Creek Development, stated his intent this evening is to <br />25 provide the Council with an update on the project. <br />26 <br />27 Mr. Hayes stated the development team has had two community open houses, one <br />28 neighborhood meeting, and ongoing City staff meetings. The development team has also <br />29 been serving on the advisory committee for the AUAR. Good, positive input has been <br />30 received at all of the meetings. Based on that input, it appears that good planning and <br />31 good development is a priority. <br />32 <br />33 Mr. Hayes advised the development team has created a draft concept of the project and a <br />34 larger concept plan for the retail area. The team is ready to move forward and would like <br />35 comments from the City Council. <br />36 <br />37 Mr. Hayes reviewed the infrastructure improvements that would be necessary for the <br />38 project. He noted the housing within the project would include a lot of variety and many <br />39 different types and levels of housing. It is anticipated that work on the project will begin <br />40 in the spring of 2006. <br />41 <br />42 Community Development Director Grochala stated total build out of the project would <br />43 take 3-5 years. The development would have to work in conjunction with the interchange <br />44 and roadway improvements in that area. <br />45 <br />
