The development team has also <br />29 been serving on the advisory committee for the AUAR. Good, positive input has been <br />30 received at all of the meetings. Based on that input, it appears that good planning and <br />31 good development is a priority. <br />32 <br />33 Mr. Hayes advised the development team has created a draft concept of the project and a <br />34 larger concept plan for the retail area. The team is ready to move forward and would like <br />35 comments from the City Council. <br />36 <br />37 Mr. Hayes reviewed the infrastructure improvements that would be necessary for the <br />38 project. He noted the housing within the project would include a lot of variety and many <br />39 different types and levels of housing. It is anticipated that work on the project will begin <br />40 in the spring of 2006. <br />41 <br />42 Community Development Director Grochala stated total build out of the project would <br />43 take 3-5 years. The development would have to work in conjunction with the interchange <br />44 and roadway improvements in that area. <br />45 <br />
