• <br />• <br />AGENDA ITEM <br />STAFF ORIGINATOR: <br />CITY COUNCIL <br />MEETING DATE: <br />TOPIC: <br />7-C <br />Jason Lindahl/Alan Brixius <br />June 11, 2001 <br />Resolution No. 01 - 78 Conditional Use <br />Permit Amendment <br />Craig Hubbard and Steve Lawrence of <br />Stat Transportation <br />416 Lilac Drive <br />REQUESTED ACTION: 3/5 vote to approve <br />BACKGROUND <br />The applicants, Craig Hubbard and Steve Lawrence of Stat Transportation, are <br />requesting a conditional use permit to allow the operation of a truck freight transfer <br />service station on the property located at 416 Lilac Drive. The subject property is zoned <br />GI, General Industrial District. Truck freight transfer services stations are a conditionally <br />permitted use in the GI District. <br />The subject property has two existing conditional use permits, granted in September of <br />2000. The first allowed expansion of an existing pole barn, while the second allowed <br />outdoor storage. Together, these permits allowed Central Suburban, Inc. to operate a <br />land development and construction company on this site. This use involved the storage <br />of trucks, equipment, and construction materials. <br />The new use will be a trucking company. The company operates six straight trucks and <br />five semis. These trucks depart the site daily between 7:00 and 8:30 AM, Monday <br />through Friday, and return between 3;00 and 5:00 PM for parking overnight. <br />Occasionally, trucks will return to the site _with freight that is stored overnight and <br />delivered the next day. The site contains an existing building which the applicant will <br />use for a small office for administrative purposes and a shop area for maintenance of <br />the trucks and trailers. <br />This review is based on the following plan submittals: <br />Site Survey Received by the City on 4-5-2001 <br />Existing Conditional Use Permit 9-2000. <br />ANALYSIS <br />• The applicant has indicated that they plan to add a loading dock. The applicant must <br />submit a site plan showing the location of this loading dock and demonstrate that it <br />conforms with Section 3, Subdivision 6 of the City Code. <br />
