Previous Council actions: <br />• Ordinance No. 02-04, Rezoning Property from R-4, High Density Residential to <br />R-3, Medium Density Residential (February 9, 2004) <br />• Resolution No. 04-126, Approving Conditional Use Permit for PUD and <br />Development Stage Plan/Preliminary Plat (September 13, 2004) <br />• Resolution No. 05-30, Approving Final Plat (March 2005) <br />Due to market changes and demand increase for single level housing products, the <br />developer is requesting an amendment to the PUD Development Stage Plan/Preliminary <br />Plat to allow for the construction of one-story units on 11 lots (Lots 1-11). <br />The Land Use Application is for the following: <br />• Amend the Development Stage Plan/Preliminary Plat of Tumberry Crossing to <br />allow for the construction of one-story units on Lots 1-11 <br />• Vacate drainage and utility easement (City Council action) <br />This staff report is based on the following plan sets: <br />• Plowe Engineering, Inc. dated March 4, 2015 and received by the City on March <br />4, 2015 <br />• EG Rud & Sons, Inc. dated March 4, 2015 and received by the City on March 4, <br />2015 <br />ANALYSIS <br />PUD Development Stage Plan/Preliminary Plat Amendments <br />One -Story Units <br />The market demand to build one-story units results in a larger building footprint than the <br />two-story units. This requires an amendment to the preliminary plat to increase the base <br />lot dimensions of Lots 4-11.
