Previous Council actions: • Ordinance No. 02-04, Rezoning Property from R-4, High Density Residential to R-3, Medium Density Residential (February 9, 2004) • Resolution No. 04-126, Approving Conditional Use Permit for PUD and Development Stage Plan/Preliminary Plat (September 13, 2004) • Resolution No. 05-30, Approving Final Plat (March 2005) Due to market changes and demand increase for single level housing products, the developer is requesting an amendment to the PUD Development Stage Plan/Preliminary Plat to allow for the construction of one-story units on 11 lots (Lots 1-11). The Land Use Application is for the following: • Amend the Development Stage Plan/Preliminary Plat of Tumberry Crossing to allow for the construction of one-story units on Lots 1-11 • Vacate drainage and utility easement (City Council action) This staff report is based on the following plan sets: • Plowe Engineering, Inc. dated March 4, 2015 and received by the City on March 4, 2015 • EG Rud & Sons, Inc. dated March 4, 2015 and received by the City on March 4, 2015 ANALYSIS PUD Development Stage Plan/Preliminary Plat Amendments One -Story Units The market demand to build one-story units results in a larger building footprint than the two-story units. This requires an amendment to the preliminary plat to increase the base lot dimensions of Lots 4-11. The total floor area of the one-story unit is 1,268 s.f. which is less than the two-story units but still meets the R-3 District minimum requirement of 900 s.f..
