Comprehensive Plan <br />(Current 2011) <br />Medium Density <br />(4.0 to 5.9 units per acre) <br />Utility Staging Area <br />IA = 2008-2015 <br />Density Calculations <br />Acres <br />Gross Property Area <br />3.83 <br />Wetland <br />0 <br />Arterial (CR 53) ROW <br />0 <br />Park Dedication <br />0 <br />Net Property Are <br />3.83 <br /># Units <br />23 <br />6.0 unit <br />The density calculations are based on the entire preliminary plat for Turnberry Crossing. <br />At the time the original PUD was approved in 2005, the City's Comprehensive Plan for <br />medium density residential development allowed for 3 to 6 dwelling units per acre. <br />Although the current Comprehensive Plan for medium density requires 4.0 to 5.9 <br />dwelling units per acre, the developer has the right to develop at a density consistent with <br />the original PUD. As noted, there is no increase or decrease in the number of units. <br />Zoning Requirements and Standards <br />The PUD provides flexibility from the strict standards of the zoning ordinance. Unless <br />otherwise stated in the amended PUD resolution, the regulations and performance <br />standards of the zoning ordinance and R-3 Medium Density Residential District will be in <br />effect. <br />Building Design Standards <br />All new units shall have stone or brick on the front elevation extending from the ground <br />to the roofline around the window. Side and rear elevations shall also have stone or brick <br />extending along the full base. This will match the elevations of the existing units. <br />2 <br />
