Both lakes are considered <br />natural environment lakes per the MNDNR. Impervious surface coverage of the <br />development cannot exceed 35%. Due to the increase in the size of the floor plan of the <br />single level structures, the impervious surface also increased. To mitigate the issue and <br />maintain 35%, the developer shall install porous pavers in the driveways and sidewalks of <br />Lots 1-15 and pervious sidewalks on Lots 20-21. <br />The developer is also proposing to remove 4 guest parking stalls. Staff does not <br />recommend removal of the guest parking stalls. Instead, they shall be replaced with <br />porous pavers. <br />Allowable Impervious <br />59,715 s.f. <br />Proposed Impervious <br />59,582 s.f. <br />DIFFERENCE <br />(133 s.f.) <br />MNDNR reviewed the preliminary plat and plans and have no concerns. <br />Subdivision Ordinance <br />Conformity with the Comprehensive Plan and Zoning Code <br />The PUD Development Stage Plan/Preliminary Plat amendment has been reviewed for <br />compliance with the comprehensive plan, zoning and subdivision ordinance. The <br />proposed development is not considered premature, is consistent with the original PUD <br />and meets the performance standards of the subdivision and zoning ordinance. <br />5 <br />
