Lot Width <br />100-300 feet <br />80 feet <br />330 feet <br />The R-1 parcels are currently substandard because they are not hooked up to municipal <br />utilities. They will still be considered substandard if rezoned to R, Rural because they <br />will be less than 10 acres. <br />It is also important to note that in regards to the keeping of farm animals, the rural zoning <br />district requires a minimum of 2 acres per 1 animal unit. Whereas all of the parcels <br />would be allowed smaller farm animals such as chickens, bees and goats, only 3 parcels <br />are large enough to allow for larger farm animals such as horses. <br />Comprehensive Plan <br />Land Use Plan <br />The existing land use of the 14 residential parcels is categorized as rural residential. The <br />definition of rural residential is "residential purposes, including mainly single family <br />homes at very low densities supported by individual sewage treatment systems". These <br />parcels are consistent with the existing land use definition. <br />The future land use of these parcels is guided low density residential. The purpose of this <br />category is to provide for housing at densities of 1.6 to 3.9 units per net acre that is served <br />by municipal sewer and water. The current density is approximately 2.75 units per gross <br />acre. These parcels are consistent with future land use in regards to density. The sanitary <br />sewer district #2 has capacity for servicing these parcels upon extension of the utility <br />along Lake Drive. <br />Page 3-29 of the Comprehensive Plan (Implementation of the Land Use Plan) states: <br />"To ensure consistency between official controls (e.g. zoning) and the Comprehensive <br />Plan (Goal 2), the City of Lino Lakes will: <br />• A zoning district or districts will be established as "holding zones" for <br />urban development. These holding zones are applicable to all land use <br />designations on the 2030 Land Use Plan. Specific areas will be zoned to a <br />district (i.e., R-1, R-1X, R-2, NB, LB, etc.) consistent with the land use <br />designation (i.e., Low Density Residential, Commercial, Industrial, etc.) <br />al <br />
