Dating back to the AUAR, <br />which established the Conservation Design Framework, and the original Hardwood <br />Creek project, a number of key public values have been defined for the project: <br />Site Specific Public Values <br />• Improve water quality <br />• Create interconnected, continuous open space system with trail network <br />• Enhance ecological systems on site <br />• Improve stormwater management (flow rates, volume and quality) <br />• Increase natural open space over conventional development <br />• Increase city tax base <br />• Needed transportation improvements <br />• Diverse housing opportunity <br />• Walkability <br />In addition through development of the site and the flexibility offered through the PUD <br />process the City has or will obtain the following: <br />1. I -35E & CR 14/Main Street Interchange completed (approximately $1.5 million <br />investment) <br />2. Large scale master planned development <br />3. Continuity in landscape, park and building design <br />5 <br />
