CITY OF LINO LAKES <br />RESOLUTION NO. 14-15 <br />APPROVING PUD DEVELOPMENT STAGE PLAN/PRELIMINARY PLAT FOR <br />SADDLE CLUB <br />WHEREAS, the City has received an application for PUD Development Stage Plan/Preliminary <br />Plat for Saddle Club hereafter referred to as "Development"; and <br />WHEREAS, City staff has completed a review of the "Development" based on the revised Plan <br />Set prepared by Plowe Engineering and EG Rud & Sons, Inc. dated December 13, 2013 and <br />received by the City on December 16, 2013; and <br />WHEREAS, a public hearing was held before the Planning & Zoning Board on November 13, <br />2013 and the Board recommended approval of the "Development"; and <br />WHEREAS, the "Development" meets the requirements of the City's Zoning and Subdivision <br />Ordinances; and <br />WHEREAS, the "Development" meets the purpose and intent of the PUD -Planned Unit <br />Development ordinance by preserving and enhancing the desirable site characteristics such as <br />existing vegetation, natural topography and geologic features and by promoting an efficient use <br />of land resulting in smaller networks of utilities and streets; and <br />WHEREAS, the PUD -Planned Unit Development provides the following flexibilities: <br />• Minimum lot size (contiguous buildable area) of less than standard 10,800 square feet, <br />• Reduced front and rear yard setback from 30 feet to 25 feet, <br />• Reduced road right of way from 60 feet to 50 feet, <br />• Reduced street width from 32 feet to 28 feet; and <br />WHEREAS, these PUD -Planned Unit Development flexibilities are provided to establish a <br />future roadway connection to Fox Road, complete the greenway corridor, reduce the <br />development footprint in environmentally sensitive areas and provide conservation easements to <br />protect natural habitats and wetlands areas; and <br />WHEREAS, the City finds it will benefit both the developer and the public to connect Fox Road <br />and utilities to the Foxborough development located southwest of the Saddle Club subdivision; <br />and <br />WHEREAS, a land use application for PUD Final Plan/Final Plat, a Development Contract <br />detailing escrows and a summary table by lot and block of lot sizes and setbacks shall be <br />required. <br />NOW, THEREFORE BE IT RESOLVED by The City Council of The City of Lino Lakes <br />hereby approves the PUD Development Stage Plan/Preliminary Plat for Saddle Club, subject to <br />the following conditions being met prior to PUD Final Plan/Final Plat: <br />1 <br />
