Consider First Reading of Ordinance 01-14 to Rezone <br />Property from R, Rural and R-1, Single Family Residential to <br />PUD -Planned Unit Development <br />ii. Consider Resolution 14-15 Approving Development Stage <br />Plan/Preliminary Plat <br />4/5 (Item i) and 3/5 (Item ii) <br />The applicant has submitted a Land Use Application for a residential subdivision located south <br />of Birch Street off of Old Birch Street. Fifty-five (55) single family lots are proposed on the <br />39.80 gross acre site. The Land Use Application is for the following: <br />• Rezone property from R, Rural and R-1, Single Family Residential to PUD -Planned <br />Unit Development. <br />• PUD Development Stage Plan/Preliminary Plat for the Saddle Club. <br />BACKGROUND <br />Rezoning <br />The northern two-thirds of the site is currently zoned R-1, Single Family Residential and the <br />southern one-third is zoned R, Rural. The property requires rezoning to PUD -Planned Unit <br />Development to allow for the following flexibilities: <br />• Minimum lot size (contiguous buildable area) of less than standard 10,800 s.f. <br />• Reduced front and rear yard setback from 30 feet to 25 feet. <br />• Reduced road right of way from 60 feet to 50 feet. <br />• Reduced street width from 32 feet to 28 feet. <br />These PUD flexibilities are provided to establish a future roadway connection to Fox Road, <br />complete the greenway corridor, reduce the development footprint in environmentally sensitive <br />areas and provide conservation easements to protect natural habitats and wetlands areas. <br />1 <br />
