CITY OF LINO LAKES <br />RESOLUTION NO. 14-21 <br />APPROVING PUD DEVELOPMENT STAGE PLAN/PRELIMINARY PLAT AND <br />AMENDING UTILITY PHASE BOUNDARY FOR NORTHPOINTE <br />WHEREAS, the City has received an application for PUD Development Stage Plan/Preliminary <br />Plat for NorthPointe hereafter referred to as "Development"; and <br />WHEREAS, City staff has completed a review of the "Development" based on the plan set <br />prepared by Carlson McCain dated January 13, 2014 and received by the City on January 13, <br />2014; and <br />WHEREAS, a public hearing was held before the Planning & Zoning Board on December 11, <br />2013 and continued to the February 12, 2014 meeting and the Board recommended approval of <br />the "Development"; and <br />WHEREAS, the "Development" meets the requirements of the City's Zoning and Subdivision <br />Ordinances; and <br />WHEREAS, the "Development" meets the purpose and intent of the PUD -Planned Unit <br />Development ordinance by encouraging: <br />• Innovations in development that address growing demands for all styles of economic <br />expansion, greater variety in type, design, architectural standards, and siting of structures <br />through the conservation and more efficient use of land in such developments. <br />• The preservation and enhancement of desirable site characteristics such as existing <br />vegetation, natural topography and geologic features and the prevention of soil erosion. <br />• An efficient use of land resulting in smaller networks of utilities and streets thereby <br />lowering development costs and public investments; and <br />WHEREAS, the PUD -Planned Unit Development provides the following flexibilities: <br />• Lot size variations from 5,502 s.f. to 21,923 s.f. (Minimum lot size for R-2, Two Family <br />Residential District is 7,500 s.f.). <br />• Reduced right of way widths for Streets G, H & K from 60 feet to 50 feet. <br />• Reduced street pavement width for Streets C (south of Street B), D, E, F, G, H, I, K from <br />32 feet to 28 feet. <br />• Reduced corner lot "side" setback from 25 feet to 20 feet for lots along Street G, H and J. <br />• Five (5) foot side yard setbacks for 50 foot wide lots. <br />• Mixed residential density development of single family and multi -family. <br />• Allowance for variation in garage building design standards of the R-2 District requiring: <br />o All single family dwellings shall have a minimum double garage. <br />o All single family dwellings shall include a front porch that is covered, unenclosed <br />and a minimum of 6 feet in depth. <br />1 <br />
