Consider Resolution 14-21 Approving Development Stage <br />Plan/Preliminary Plat and Amending Utility Phase Boundary <br />3/5 <br />The proposed development is a PUD residential subdivision located northeast of the <br />intersection of Birch Street and 20th Avenue South (CSAH 54). After revisions from the <br />\---Planning & Zoning Board Staff Report, the plat is approximately 94.09 gross acres and consists <br />of a residential density mix of single family lots and an 88 unit senior multi -family residence. <br />The following is a breakdown of unit development: <br />• 216 Single Family Lots <br />• 12 Future Single Family Lots <br />• 88 unit multi -family <br />• 316 TOTAL UNITS <br />A public hearing was held by the Planning & Zoning Board on December 11, 2013 and <br />continued to the February 12, 2014 meeting. <br />The Land Use Application is for the following: <br />• Rezone property from R, Rural to PUD -Planned Unit Development <br />• PUD Development Stage Plan/Preliminary Plat for NorthPointe <br />Staff Reports from the December 11, 2013 and February 12, 2014 Planning & Zoning Board <br />meetings provide detailed analysis of the development. <br />1 <br />
