Consider Resolution 14-34 to Approve Preliminary Plat <br />VOTE REQUIRED: 3/5 <br />INTRODUCTION <br />The applicant has submitted a Land Use Application for rezoning, preliminary plat and final <br />plat for Talan Ridge. This is a three (3) lot residential subdivision located at 260 Linda Avenue <br />and is legally described as the east 290.00 feet of Lots 3 and 4, Block 2 Arthur E. Thom Acres. <br />The Planning & Zoning Staff Reports dated February 12, 2014 and March 12, 2014 precede <br />this report. The most current plan set is dated February 4, 2014 prepared by Mattke Surveying <br />& Engineering, Inc. and received by the City on February 5, 2014. <br />BACKGROUND <br />A residential home currently exists at 260 Linda Avenue. The preliminary plat creates one (1) <br />new lot to the west and one (1) new lot to the east of the existing home for a total of 3 lots. The <br />applicant proposes to construct new homes on the lots. <br />Rezoning <br />The parcel is currently zoned R, Rural and requires rezoning to R-1, Single Family Residential. <br />The Planning and Zoning Board held a public hearing and found the proposal meets the criteria <br />for rezoning as detailed in Ordinance 05-14. <br />Subdivision Ordinance <br />The preliminary plat has been reviewed for compliance with the comprehensive plan, zoning <br />and subdivision ordinance. The subdivision is not considered premature, is consistent with the <br />comprehensive plan for residential development and meets the performance standards of the <br />subdivision and zoning ordinance. The City will require payment in lieu of land dedication for <br />1 <br />
