L <br />1/4., <br />persons, not of the principal family therein, pursuant to previous arrangements and not to anyone <br />who may apply, but not including a building providing these services for more than ten (10) <br />persons. <br />BOATHOUSE. A structure used solely for the storage of boats or boating equipment. <br />BREW PUB. A restaurant that conducts the retail sale of malt liquor brewed on the <br />premise and licensed under Minnesota Statute section 340A.301, subdivision 6(d). Areas used <br />exclusively for brewing operations shall not exceed 25 percent of the total floor area. Included <br />within this use is the off -sale of malt liquor produced on site in refillable growlers pursuant to <br />Minnesota Statutes section 340A.301, subdivision 7(b). <br />BREWER TAPROOM. Facility on the premises of, or adjacent to, a malt liquor <br />beverage production facility / brewery intended for the on -sale and consumption of malt liquor <br />produced by the brewer pursuant to Minnesota Statute section 340A.301, subdivision 6b. A <br />brewer taproom may include a restaurant. <br />BUFFER. The use of land, topography, difference in elevation, space, fences or <br />landscape plantings to screen or partially screen a use or property from another use or property or <br />to shield or mitigate noise, lights or other impacts. <br />BUFFER YARD. A strip of land utilized to screen or partially screen a use or property <br />from another use or property or to shield or mitigate noise, lights, or other impacts. <br />BUILDABLE AREA. The portion of a lot remaining after yards have been provided. <br />BUILDABLE LAND, CONTIGUOUS. Land area occurring within the property lines of <br />a parcel or lot excluding wetlands and/or water bodies. <br />BUILDING. Any structure having a roof supported by columns or walls and intended <br />for the shelter, housing or enclosure of any individual, animal, process, equipment, goods or <br />materials of any kind or nature. <br />BUILDING COVERAGE. The horizontal area measured within the outside of the <br />exterior walls and supporting columns of the ground floor of all principal and accessory <br />buildings on a lot. <br />BUILDING HEIGHT. The vertical distance above a reference datum measured to the <br />highest point of the coping of a flat roof or to the deck line of a mansard roof or to the average <br />height of the highest gable of a pitched or hipped roof. The reference datum shall be selected by <br />either of the following, whichever yields a greater height of building: <br />(a) The elevation of the highest adjoining sidewalk or ground surface within a five <br />(5) foot horizontal distance of the exterior wall of the building when such sidewalk or ground <br />surface is not more than ten (10) feet above lowest grade. <br />1-13 <br />
