Sewered Non -Abutting <br />Commercial ** ** ** ** <br />Industrial 150 150 150 150 <br />* Lot size requirement in unsewered area are delineated in Section 4, Subdivision 17 and <br />Section 6, Subdivisions 2 and 3. <br />** Lot area and width requirements along rivers in sewered areas and commercial zoning <br />districts in sewered areas will be delineated by the standards of the base zoning districts. <br />*** <br />Lot widths shall be measured at both the front building setback line and at the setback <br />from the ordinary high water level. <br />C. Additional Special Provisions. <br />1. Only land above the ordinary high water level of public waters and outside <br />existing watercourses can be used to meet the lot area standards. <br />2. The shoreland lot width standards must be met at both the ordinary high water <br />level and the building setback line. <br />3. All single family, two family, triplex, quadraminium, townhouse, commercial and <br />industrial subdivisions must provide a grading and drainage plan for review and <br />approval of the City Engineer and Rice Creek Watershed District. The grading <br />and drainage plan shall include: <br />a. Compliance for the impervious surface standards of the respective zoning <br />district. <br />b. The subdivision or lot development shall provide for the collection and <br />treatment of storm water in compliance with the Lino Lakes local Storm <br />Water Management Plan if determined that the site improvements will result <br />in increased runoff directly entering a public water. All grading and drainage <br />plans shall require review and approval by the City Engineer and the Rice <br />Creek Watershed District. <br />c. Measures to be taken for the treatment of storm water runoff and/or <br />prevention of storm water from directly entering a public water.
