1. Appurtenances as sedimentation basins, debris basins, desilting basins or <br />silt traps. <br />2. Installation of debris guards and microsilt basins on storm sewer inlets. <br />3. Use where necessary, oil skimming devices or sump catch basins. <br />4. Direct drainage away from the lake and into pervious, grassed, yards <br />through site grading, use of gutters and downspouts. <br />5. Construct sidewalks and driveways of partially pervious raised materials <br />such as decking which has natural earth or other previous material beneath <br />or between the planking. <br />6. Use grading and construction techniques which encourage rapid <br />infiltration, e.g. sand and gravel under impervious materials with adjacent <br />infiltration swales graded to lead into them. <br />7. Install berms, water bars, or terraces which temporarily detain water <br />before dispersing it into pervious area. <br />4. Impervious surface coverage of lots must not exceed the following percentages <br />of lot area: <br />NE RD GD R <br />Single Family Residential 30% 30% 30% 30% <br />Two Family/Duplex 30 % 30 % 30 % 30 % <br />Triplex/Quad/Townhomes 35 % 35 % 35 % 35 % <br />Commercial/Industrial 60% 60% 60% 60% <br />5. Medium density residential,commercial, and industrial structures, parking areas, <br />and other facilities shall be treated to reduce visibility as viewed from public <br />waters and adjacent shorelands by vegetation, topography, increased setbacks, or <br />color, assuming summer, leaf -on conditions. Vegetative and topographic <br />screening shall be preserved, if existing, or may be required to be provided. <br />6. Accessory structures and facilities shall meet the required principal structure <br />setback and shall be centralized. <br />7. Multiple family developments shall contain open space meeting the following <br />criteria: <br />a. At least thirty-five (35) percent of the total development area shall be <br />preserved as open space. <br />b. Dwelling units or sites, land covered by road surfaces, parking areas, or <br />structures are developed areas and shall not be included in the computation of <br />minimum open space. <br />Page 13 <br />
