the developer enter into a contract with the <br /> community, requiring the developer to furnish and <br /> construct such improvements as detailed in the <br /> subdivision regulations. A detailed landscape plan <br /> shall also be submitted and approved. <br /> (B) The site plan and landscape plan shall meet all <br /> development standards and lot requirements of this <br /> zoning ordinance. <br /> (C) The proposed development must be located within the <br /> city's urban service area as shown in the <br /> comprehensive plan, and must be served by all <br /> public utilities. <br /> (C) The proposed site plan must meet all applicable <br /> requirements of Minnesota Statutes regarding <br /> manufactured homes, and any applicable rules and <br /> regulations of the Minnesota Department of Health. <br /> (8) Building Standards. All permitted residential structures <br /> in the R-7 district shall meet the following design <br /> criteria: <br /> (A) All residential structures shall have permanent <br /> concrete or treated wood foundations which will <br /> anchor the structure, which comply with the Uniform <br /> Building Code as adopted in the State of Minnesota <br /> and which are solid for the complete circumference <br /> of the house. <br /> (B) Sixty (60) percent of each residential structure <br /> shall have a width of not less than 20 feet. Width <br /> measurement shall not take into account overhangs. <br /> (C) Single-family manufactured dwellings shall have at <br /> least a 3/12 roof pitch and shall be covered with <br /> shingles or tiles. <br /> (D) The minimum size or floor area for manufactured <br /> dwellings in the R-7 district shall be 900 square <br /> feet. <br /> (E) Any metal siding upon single-family residence <br /> structures shall have horizontal edges and <br /> overlapping sections no wider than 12 inches.
