Subd. 18. "G-I" General Industrial District. <br /> (1) Purpose. These are areas which, because of availability <br /> to thoroughfares, suitable topography, and isolation, are <br /> appropriate for industrial uses of a more intense nature <br /> and ones which may have certain nuisance characteristics. <br /> (2) District, Lot and Yard Requirements. <br /> (A) Minimum district size: 10 acres <br /> (B) Minimum lot size: 3 acres <br /> (C) Minimum lot width: 200 feet <br /> (D) Setbacks: (The greater of the following: ) <br /> (i) From streets: <br /> A. Residential street: 50 feet <br /> B. Collector or arterial street: 50 feet <br /> (ii) Front yard: <br /> A. Principal bldg. : 15 feet <br /> B. Accessory bldg. : 10 feet <br /> C. Parking lot/driveway: 5 feet <br /> (iii)Rear Yard: <br /> A. Principal bldg. : 15 feet <br /> B. Accessory bldg. : 10 feet <br /> C. Parking lot/driveway: 5 feet <br /> (iv) Side yard: <br /> A. Principal bldg. : 10 feet <br /> B. Accessory bldg. : 10 feet <br /> C. Parking lot/driveway: 10 feet <br /> (v) From residential district: 100 feet <br /> (3) Height Regulations. No building in the G-I <br /> District shall be erected or structurally altered <br /> to exceed 45 feet. <br /> (4) Building Coverage. The maximum amount of a site <br /> which may be covered by buildings is 40 percent. <br /> (5) Green, Area.
