Subd. 20. "PDO" Planned Development Overlay District. <br /> (1) Purpose. The intent of the PDO District is to permit <br /> greater flexibility and, consequently, more creative and <br /> imaginative design of the development of residential, <br /> commercial or industrial areas than are generally <br /> possible under conventional zoning regulations. It is <br /> further intended to promote more economical and efficient <br /> use of the land while providing a harmonious variety of <br /> housing choices, a height level of urban amenities, and <br /> preservation of natural scenic qualities of open space. <br /> (2) Permitted Uses. Any use permitted in the existing <br /> district where the PDO is proposed shall be permitted in <br /> a PDO subject to the criteria established in Section 5, <br /> Subd. 4 of this ordinance. Additional or accessory uses <br /> may be allowed upon conditions adopted by the review <br /> authority. However, no use shall be permitted except in <br /> conformity with a specific and precise final development <br /> plan pursuant to the procedural and regulatory provisions <br /> hereinafter set forth. <br /> (3) Procedures for Application and Review. <br /> (A) Preapplication Conference. It is the <br /> responsibility of each applicant to confer with the <br /> city planner and interested staff members in <br /> connection with the preparation of the planned unit <br /> development application. It shall be the <br /> responsibility of the zoning official to contact <br /> and invite the department heads or appropriate <br /> persons to a joint meeting. The general outlines <br /> of the proposal, evidenced schematically by sketch <br /> plans, are to be considered before submission of <br /> the planned development application. Thereafter, <br /> the city planner shall furnish the applicant with <br /> his written comments regarding such conference, <br /> including appropriate recommendations to inform and <br /> assist the applicant prior to his preparing the <br /> components of the planned development application. <br /> (B) Preliminary Development Plan. The developer shall <br /> be required to submit ten (10) copies of the <br /> following exhibits, written information, maps and <br /> plans to the city: <br /> (i) A legal description of the total site <br /> proposed for development, including a <br /> statement of present and proposed ownership <br /> and present and proposed zoning. <br /> City of Lino Lakes Zoning Ordinance <br /> ADOPTED 7/13/92 <br /> 126 �� <br />
