requirement of 10 acres or more. <br /> 11X11 acres. Up to twenty (20) percent of this <br /> minimum lot area requirements may be comprised of <br /> areas which are platted as street rights-of-way or <br /> is below the 100 year flood elevation. <br /> (4) Undersized Lots. <br /> (A) Any lot of record existing at the. effective date of <br /> this ordinance and held in separate ownership <br /> different from the ownership of adjoining lots, <br /> prior to October 31, 1989, may be used for the <br /> erection of a structure conforming to the use <br /> regulation of the district in which it is located, <br /> even though its area, width, or depth are less than <br /> the minimum requirements of the zoning district <br /> (see paragraph C) . <br /> (B) In areas where more than one lot is held by the <br /> same owner, combination of parcels to meet or to <br /> more closely conform to the current requirement of <br /> the zoning district to the maximum extent possible <br /> is required. <br /> (C) No lot of record may be constructed upon if it <br /> fails to meet at least ten (10) percent of the <br /> minimum lot size, depth, and width requirements of <br /> the zoning district in which it is located or has <br /> less than 7500 square feet. <br /> Subd. 6. Access to major thoroughfares. <br /> Access to any street shown as a collector or minor <br /> arterial roadway on the city's Thoroughfare Plan shall <br /> require review and comment by the affected agency (Anoka <br /> County Highway Engineer or MNDOT) and city. <br /> Subd. 7. Accessory Buildings and Structures. <br /> (1) No accessory building or use shall be constructed or <br /> developed on a lot prior to the time of construction of <br /> the principal building to which it is accessory. <br /> (2) A building or portion thereof used for an accessory use, <br /> other than home occupation, shall be considered as an <br /> accessory building. <br /> (3) Houseboats are to be considered accessory structures for <br /> purposes of applying this ordinance.
