conveyance. <br /> (B) At the applicant's expense, a topographic map at <br /> contour intervals deemed appropriate by the design <br /> review board, prepared by a registered land <br /> surveyor or professional engineer. <br /> (C) At the applicant's expense, a recommendation by the <br /> city engineer relative to the probably impact of <br /> the proposed conveyance on local drainage patterns. <br /> (3) No public hearing shall be required, but the design <br /> review board may, through correspondence, request input <br /> from nearby property owners, and may, at the city's <br /> expense, conduct informal public meetings for the purpose <br /> of obtaining additional citizen input. <br /> (4) Following its review, the design review board shall make <br /> its recommendation to the city council which <br /> recommendation shall be in written form, and shall <br /> include conditions precedent, if any, recommended in <br /> conjunction with any approval. <br /> (5) The city council shall, after receiving the <br /> recommendations of the design review board approve or <br /> deny the application. As a condition of approval, the <br /> city council shall require: <br /> (A) The dedication of easements for utility extensions <br /> and for future collector streets and through <br /> residential streets as determined by either the <br /> conceptual street map adopted for the area or by <br /> the recommendations of the city engineer. <br /> (B) The dedication for part purposes of up to ten <br /> percent (10%) of the land within the parcel of <br /> record sought to be divided, or the cash equivalent <br /> thereof. <br /> (C) The construction of certain roadway, drainage, <br /> landscaping, utility or cosmetic improvements by <br /> the applicant. To this end, the city may enter <br /> into a written development agreement with the <br /> applicant, and require such security for <br /> improvements as the city deems appropriate. <br /> If the city council denies the application, it shall <br /> notify the applicant in writing, making note of its <br /> reasons for denial. <br /> City of Lino Lakes Zoning Ordinance <br /> ADOPTED 7/13/92 <br /> 47 <br />
