(3) Review. <br /> (A) The city planner shall forward copies of the <br /> application and site and building plans to the <br /> design review board, staff, consultants and <br /> governmental agencies for review and <br /> recommendations. <br /> The design review board shall perform a review and <br /> recommend approval or disapproval to the city <br /> council. They may also suggest such conditions as <br /> they deem necessary to the approval of the site and <br /> building plans. <br /> (B) The report of the design review board shall be <br /> placed on the agenda of the city council at its <br /> next regular meeting following referral from the <br /> design review board. <br /> (C) The city council must take action on the <br /> application within 60 days after receiving the <br /> report from the design review board. All <br /> development, construction and use shall be in <br /> accordance with the approved plan, unless a revised <br /> plan is submitted and approved. Any development <br /> contrary to the approved plans shall constitute a <br /> r...� violation of this ordinance. <br /> (4) Design Standards. Plans which fail to meet the following <br /> standards shall not be approved. <br /> (A) The site and buildings shall be designed, <br /> constructed and maintained to avoid substantial <br /> probabilities of: <br /> (i) Unnecessary detraction from the appearance of <br /> the surrounding area or the city as a whole. <br /> (ii) Aesthetic incompatibility. <br /> (iii)Noise incompatibility. <br /> (iv) Traffic pattern incompatibility. <br /> (v) Accelerated erosion. <br /> (vi) Unnecessary loss of existing natural features <br /> (vegetation, steep slopes, wetlands, <br /> City of Lino Lakes Zoning Ordinance <br /> ADOPTED 7/13/92 <br /> �t <br /> 53 <br />
