,.-., Subd. 5. Conditional Use Permits. <br /> (1) General Statement. Certain uses, while generally not <br /> suitable in a particular zoning district, may under some <br /> circumstances be suitable. When such circumstances <br /> exist, a conditional use permit may be granted. <br /> Conditions may be applied to issuance of the permit and <br /> an annual review of the permit shall be required. The <br /> permit shall be granted for a particular use and not for <br /> a particular person or firm. <br /> Conditional use permits may be granted in accordance with <br /> this subdivision for any use or purpose for which such <br /> permits are required or permitted by this ordinance or as <br /> listed as a conditional use for the zoning districts <br /> provided in Section 6 of this ordinance. <br /> In granting a conditional use permit, the city council <br /> shall consider the advise and recommendations of the <br /> design review board and the effect of the proposed use <br /> upon the health, safety, convenience, and general welfare <br /> of occupants of surrounding lands. <br /> (2) Applications. Applications for site and building plan <br /> review shall be filed with the city planner and shall be <br /> accompanied by: <br /> (3) Standards. The design review board shall recommend a <br /> conditional use permit and the council shall order the <br /> issuance of such permit only if it finds that such use at <br /> the proposed location: <br /> (A) Will not be detrimental to or endanger the public <br /> health, safety, comfort, convenience or general <br /> welfare of the neighborhood or the city. <br /> (B) Will be harmonious with the general and applicable <br /> specific plans and policies of the comprehensive <br /> plan of the city and this ordinance. <br /> (C) Will be designed, constructed, operated, and <br /> maintained so as to be harmonious and appropriate <br /> in appearance with the existing and/or intended <br /> character of the general vicinity and will not <br /> change the essential character of that area. <br /> (D) Will be served adequately by essential public <br /> facilities and services, including streets, police <br /> City of Lino Lakes Zoning Ordinance <br /> ADOPTED 7/13/92 <br /> 57 <br />
