Subd. 6. "R-211 Two-Family District. <br /> (1) Purpose. This district is intended to provide a <br /> residential atmosphere for those persons desiring a two- <br /> family dwelling with a more urban, but limited, density. <br /> This district is intended for development of two-family <br /> homes on lots served with public sewer and water. <br /> (2) Lot and Yard Requirements: <br /> (A) Minimum lot size (two-family) : 17,550 square feet <br /> Minimum lot size (single-family) : 12,350 square ft. <br /> (B) Minimum lot width (two-family) : 130 feet <br /> Corner lot (two-family) : 155 feet <br /> Minimum lot width (single-family) : 95 feet <br /> Corner lot (single-family) 120 feet <br /> (C) Minimum lot depth: 135 feet <br /> Double frontage lots: 145 feet <br /> (D) Setbacks: (The greater of the following) <br /> (i) From streets: <br /> (A) Residential street: 30 feet <br /> (B) Collector or arterial street: 40 feet <br /> (ii) Front yard: 30 feet <br /> (iii)Rear yard: <br /> (A) Principal bldg. : 30 feet <br /> (B) Accessory bldg. : 5 feet <br /> (iv) Side yard: <br /> (A) Principal bldg. : 10 feet <br /> (B) Accessory bldg. : 5 feet <br /> (v) Zero Lot Line.
