The minimum lot size standards <br /> established herein may be reduced where a development <br /> offers some extraordinary site or design improvements. <br /> The following summarizes credits to density and lot size <br /> requirements which will be allowed. <br /> (A) Underground Parking. The total required minimum <br /> land area for any specific type or size of multiple <br /> dwelling may be decreased by three hundred (300) <br /> square feet per dwelling unit for each parking <br /> space that is provided under the principal use <br /> structure, or in some other manner underground, <br /> which will thereby permit use of the grade level <br /> outside the building, or above such underground <br /> space, for other building, parking, open yard or <br /> recreation space. <br /> (B) Open Space. The total minimum land area for any <br /> specific size or type of multiple dwelling may be <br /> decreased by one hundred (100) square feet where <br /> thirty-five percent (35%) of the entire site area <br /> r� is reserved in one area for recreation space <br /> including swimming pool, tennis court, hard surface <br /> or other play area, or for open land, usable for <br /> active recreation. <br /> (C) Landscaping. The total minimum land area <br /> requirement for any specific size or type of <br /> multiple dwelling structure may be decreased by one <br /> hundred (100) square feet per dwelling where one <br /> (1) percent of the dwelling unit construction cost <br /> (not including land cost) is allocated to the <br /> planting of trees. This does not apply to sodding <br /> or seeding of green areas. <br /> (6) Height Regulations. No multiple-family dwelling in the <br /> R-3 district shall exceed the height of thirty-six (36) <br /> feet from grade level measured from front or side of such <br /> building. <br /> (7) Sanitary Sewer. No multiple dwelling shall be built <br /> unless served by sanitary sewer. <br /> (8) Permitted Uses.
