RESIDENTIAL ZONING CHANGES <br />For the most part, the residential zoning changes just identify the <br />base residential zoning with the "PDO" Planned Development Overlay <br />District. The base zoning establishes the allowed land use and <br />density while the "PDO" offered some flexibility from community <br />performance standards. <br />The proposed residential zoning changes include: <br />1. Wenzel Farms: The townhome portion of this development was <br />zoned "R3", Medium Density Housing. The PDO District was <br />approved to accompany a clustering of dwelling units. <br />2. Rice Lake Estate: This single family plat was zoned "R-5", <br />PDO under the previous Zoning Ordinance. The base zoning <br />should be "R -1X, Single Family Executive with the "PDO" <br />Overlay District. <br />3. Park Grove and Pine Ridge: Subdivisions which were approved <br />with the "R -1X" and "PDO". <br />4.
