The new LB District is located southeast of intersection of I -35W <br />and Lake Drive. The land was previously zoned LI, Light Industrial <br />required a minimum lot size of one acre. The minimum lot size for <br />LB District is 15,000 square feet in a sewered area. <br />Another LB District is located further south along Lake Drive <br />replacing a previously zoned GI, General Industrial. This LB <br />District is more compatible to adjacent neighborhoods. <br />"SC" Shopping Center. Allows most retail and service businesses as <br />permitted uses. This type of shopping center district is zoned <br />after there is actual need shown. This district allows potential <br />developers greater freedom in site selection and reduces the <br />possibility of under or over -zoning for commercial development. <br />The location of a SC District is at the northeast corner of the <br />intersection of I -35W and Lake Drive. This SC District provides a <br />flexible means to zone land for commercial development at a later <br />date. <br />"GB" General Business District. Provides a variety of business <br />uses including retail, service, and semi -industrial uses. Minimum <br />lot size of 20,000 square feet required in sewered area or a 1 acre <br />lot minimum in an unsewered area. These districts are located at <br />the Lake Drive and I -35W and County Road 14 and I -35E interchanges. <br />OTHER COMMERCIAL ZONING CHANGES <br />Two other commercial zoning changes have been proposed for the new <br />zoning map: <br />1. "GB", General Business. A GB, General Business District is <br />proposed along the intersection of Hodgson Road and Lake Drive <br />extending northeast along Lake Drive. This rezoning has been <br />identified by City staff as a past zoning consideration. <br />2. "CB" Central Business. The CB, Central Business District is <br />a new district in the City of Lino Lakes. This new district <br />is located along Lake Drive and Main Street. This district <br />provides potential developers greater freedom in site <br />selection and flexibility in design for commercial <br />development. There is no minimum lot size required. <br />This CB zoning district has replaced a GB/General Business and <br />R-1/Single Family Residential. The CB District offers <br />opportunity to promote expansion and redevelopment projects <br />for commercial development. <br />
