RJWu�rnos tes <br />• <br />• <br />• <br />Urban and Regional Research and Planning <br />DATE: March 6, 1986 <br />TO: Planning Commission <br />City of Lino Lakes <br />FROM: Bob Wuornos <br />RE: Zoning Ordinance, Section 4, Subd. 5, Lot Provisions. <br />Number of principal structures per lot. <br />Currently, the Lino Lakes zoning ordinance states, "Except in Planned <br />Unit Developments, there shall be no more than one (1) principal <br />building on one lot in single family residential districts." The <br />definition of principal building is based on Section 3, Subd. 2, <br />Definitions (109), "Principal Use - The primary or predominant use of <br />any lot and/or building." <br />It is our recommendation that Section 4, Subd. 5, Lot Provisions, <br />Parts (1) and (2), remain as written in the Zoning Ordinance. <br />Furthermore, we recommend that Part (3) be added as follows: <br />(3) More than one principal structure per lot may be allowed in any <br />zoning district except single family, duplex, or neighborhood <br />business (R, ER, R-1, R-2, R-5, R-6, R-7 and NB) zones provided <br />that all performance standards and appropriate provisions of this <br />Ordinance are met for the designated land use zoning district. <br />Discussion <br />Section 6. District Provisions, identifies performance standards and <br />provision for each of the zoning districts. Specifically, it <br />identifies lot and yard requirements, height regulations, building <br />coverage, and green area requirements. <br />Section 8.
