• <br />• <br />• Lots 20-21, Turnberry Crossing shall have brick or stone on the front elevation <br />extending from the ground to the roofline around the window similar to those on Lots <br />16-19 and Lots 22-23. <br />• Lots 12-15, Tumberry Crossing and Lots 1-11, Tumberry Crossing Second Addition <br />shall have at a minimum brick or stone on the front elevation from the base to the <br />bottom of the window sill. <br />The developer has provided two additional color sidings for a total of four different siding color <br />options. <br />Shoreland Management Overlay District and Impervious Surface Coverage <br />The property is subject to the Shoreland Management Overlay District because it is located <br />within 1.000 feet of both Marshan and Rice Lake. Both lakes are considered natural <br />environment lakes per the MNDNR. Impervious surface coverage of the development cannot <br />exceed 35%. Due to the increase in the size of the floor plan of the single level structures, the <br />impervious surface also increased. To mitigate the issue and maintain 35%, the developer shall <br />install porous pavers in the driveways, guest parking stalls and sidewalks per the approved <br />Sheet 2, Impervious Coverage Exhibit. <br />Development Agreement <br />A Development Agreement has been drafted by the City and shall be executed by the City and <br />the developer and recorded by the developer. <br />Declaration for Maintenance Agreement-Stormwater Management Facilities <br />A Declaration for Maintenance of Stormwater Facilities shall be required by the developer and <br />recorded with Anoka County. <br />RECOMMENDATION <br />The Planning & Zoning Board and staff recommend approval of the PUD Final Plan/Final Plat <br />for Turnberry Crossing Second Addition subject to the conditions listed in Resolution No. 15- <br />66. <br />ATTACHMENTS <br />1.
