• <br />• <br />The PUD Development Stage Plan/Preliminary Plat was amended on May 11, 2015 with <br />Council Resolution No. 15-46 to allow for the construction of one-story units on 11 lots (Lots <br />1-11). There is no increase or decrease in the total numbers of units. A total of 23 units will be <br />constructed on site. <br />Previous Council actions: <br />• February 9, 2004: Ordinance No. 02-04, Rezoning Property from R-4, High Density <br />Residential to R-3, Medium Density Residential <br />• September 13, 2004: Resolution No. 04-126, Approving Conditional Use Permit for <br />PUD and Development Stage Plan/Preliminary Plat <br />• March 14, 2005: Resolution No. 05-30, Approving Final Plat <br />• May 11. 2015: Resolution No. 15-46, Approving Amendment to PUD Development <br />Stage Plan/Preliminary Plat, Turnberry Crossing <br />This staff report is based on the following plan sets: <br />• Plowe Engineering, Inc. dated May 13, 2015 and received by the City on May 15, 2015 <br />• EG Rud & Sons, Inc. dated May 13, 2015 and received by the City on May 15, 2015 <br />The Planning & Zoning Staff Report dated June 10, 2015 detail the PUD Final Plan/Final Plat <br />development. The Planning & Zoning Board reviewed the report and recommended approval. <br />Drainage and Utility Easement Vacation <br />The one-story units result in a larger building footprint that required the lots to be wider. These <br />lots extend into the existing drainage & utility easement over Lot 24, Turnberry Crossing. This <br />easement will be vacated by the City Council and a new drainage and utility easement will be <br />dedicated on the final plat over the Lot 12, Turnberry Crossing Second Addition. <br />PUD Final Plan/Final Plat <br />Council Resolution No. 15-46 approved an amendment to the PUD Development Stage <br />Plan/Preliminary Plat with conditions required prior to approval of the PUD Final Plan -Final <br />Plat. The conditions have been satisfied unless otherwise noted in this report. <br />The final plan is consistent with the comprehensive plan and complies with the zoning <br />ordinance. The final plat is consistent with the amended preliminary plat and complies with the <br />subdivision ordinance. <br />Building Design Standards <br />Per Resolution No. 15-46, the following building design standards shall apply: <br />• All units shall have full brick or stone columns on the front elevation similar to those on <br />Lots 16-19 and Lots 22-23, Tumberry Crossing. <br />• All units shall have a brick or stone base around the side and rear elevations similar to <br />those on Lots 16-19 and Lots 22-23, Turnberry Crossing. <br />2 <br />
