• <br />CITY OF LINO LAKES <br />RESOLUTION NO. 03-143 <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT FOR A <br />COMMERCIAL DAYCARE FACILITY IN A LIMITED BUSINESS ZONING <br />DISTRICT <br />WHEREAS, the City has received an application for a conditional use permit for a <br />commercial daycare facility; and <br />WHEREAS, the City Council makes the following findings: <br />WHEREAS, a commercial daycare facility is listed in the zoning ordinance as a <br />conditional use in an LB, Limited Busienss zoning district. <br />WHEREAS, a public hearing was held before the Planning & Zoning Board on August <br />13, 2003; and <br />• WHEREAS, the City Council approved Ordinance 19-03 rezoning the site to Limited <br />Business; and <br />WHEREAS, the City Council approved Resolution 03-142 approving a preliminary <br />plat/PUD development plan that includes the commercial site; and <br />WHEREAS, the proposed project meets the criteria for conditional use permits listed in <br />the zoning ordinance as follows: <br />General CUP Standards: <br />a. The proposed development application has been found to be consistent with the <br />policies and recommendations of the Lino Lakes Comprehensive Plan including: <br />Land Use Plan, Transportation Plan, Utility (Sewer and Water) Plans, Local Water <br />Management Plan, Capital Improvement Plan, Policy Plan, Natural Environment <br />Plan. <br />The comprehensive plan's future land use map guides the commercial site for <br />commercial use. The road improvements will accommodate the larger development <br />as well as the 13,000 sf commercial building. Sanitary sewer, water, and stormwater <br />management will meet all requirements. The commercial development is consistent <br />with commercial policies in the comprehensive plan. <br />• b. The proposed development application is compatible with present and future land <br />uses of the area. <br />
