1) Maintenance of the buffer strip planting and/or fence shall be <br />the responsibility of the individual property owners or if <br />applicable, the homeowners association. <br />2) Color of the screening wall or fence shall be uniform along <br />its entire length and shall not be modified without City <br />approval. <br />3) All repairs to the screening wall or fence shall be consistent <br />with the original screening wall fence design in regard to <br />location and appearance. <br />4) Replacement of landscape materials or plantings in a screen <br />area shall be consistent with the original screen design. <br />5) All repair or plant replacement shall be done within forty-five <br />(45) days of written notification from the City or if applicable, <br />the homeowners association. <br />e. Design Standards. <br />1) Plantings. All plantings within designated buffer yards shall <br />comply with the following: <br />a) Plant material centers shall not be located closer than <br />three (3) feet from the fence line or property line. <br />b) Landscape screen plant material shall be planted in <br />two (2) or more rows. Plantings shall be staggered in <br />rows unless otherwise approved by the City. <br />c) Where massing of plants or screening is intended, <br />deciduous shrubs shall not be planted more than four <br />(4) feet on center, and/or evergreen shrubs shall not <br />be planted more than three (3) feet on center. <br />d) Landscape material sizes shall be consistent with <br />Section 3, Subd. 4.Q.3 of this Ordinance. <br />e) Plantings suitable for buffering/screening purposes <br />include, but are not limited to, types listed in Section <br />3, Subd. 4.Q.2 of this Ordinance: <br />Lino Lakes Zoning Ordinance General Provisions <br />3-44 <br />
