DRIVEWAY/ACCESS STANDARDS <br />Single Family Detached Uses <br />Commercial Uses <br />Maximum <br />Slope <br />Ten (10) foot vertical rise in one <br />hundred (100) horizontal feet. <br />Eight (8) feet rise in one <br />hundred (100) horizontal. <br />Minimum <br />Width <br />Ten (10) foot wide driveway base. <br />Vegetation should be cleared to <br />eight (8) feet on each side of <br />driveway centerline from the <br />roadway to the front property line. <br />Twenty (20) feet driveway <br />base or as approved by <br />community engineer. <br />2) All lots or parcels shall have direct, adequate, physical <br />access for emergency vehicles along the frontage of the lot <br />or parcel from either an existing dedicated public roadway or <br />an approved private roadway. <br />3) In addition to the required direct physical access along the <br />frontage of the lot or parcel to the approved public or private <br />roadway, a lot or parcel may have existing private easement <br />access drives to the lot over adjacent lots or parcels. <br />i. Grade Elevation. Excepting driveways for single family and two <br />family dwellings, the grade elevation of a parking area shall not <br />exceed five (5) percent. <br />Surfacing. All access driveways, approaches, sales lots, and <br />parking areas shall be surfaced with asphalt or concrete in a <br />manner approved by the City Engineer. On parcels less than one <br />(1) acre in size within the rural and residential districts, asphalt, <br />concrete, cobblestone, or paving brick surfaces are required. The <br />City may allow up to twenty-five (25) percent of the required <br />parking stalls be provided as green parking with a turf surface <br />supported by a City approved parking lot sub -base and a turf guard <br />fabric. Exceptions are access drives, driveways, approaches, sales <br />lots, and parking areas in the rural and residential districts of the <br />City that serve farm and residential, principal and accessory uses <br />on parcels of one (1) or more acres. These may be surfaced with: <br />1) Class 5 gravel. <br />2) Pea rock. <br />3) Crushed rock. <br />4) Agricultural lime in a manner approved by the City Engineer. <br />Lino Lakes Zoning Ordinance General Provisions <br />3-57 <br />
