2) Lots served by a MPCA approved community sewage <br />treatment system shall have a minimum lot area of twenty- <br />five thousand (25,000) square feet of buildable land. <br />3) No individual single family lot may exceed five (5) acres in <br />size. <br />c. Minimum Lot Width. <br />1) ISTS Lots. Two hundred (200) feet. <br />2) Lots Served by a MPCA Approved Community Sewage <br />System. <br />a) Interior Lot. One hundred (100) feet. <br />b) Corner Lot. One hundred twenty-five (125) feet. <br />d. Setbacks. Setbacks shall be the same as those imposed in the <br />applicable base zoning district. <br />e. Sewer Management. A report, prepared by a Minnesota Pollution <br />Control Agency licensed designer, on the feasibility of individual <br />sewage treatment systems (ISTS) and water systems on each lot <br />or a community or shared sewage and water system serving the <br />rural subdivision. The report shall follow Minnesota Rules Chapter <br />7080, as may be amended, and include soil boring analysis and <br />percolation tests to verify report conclusions. <br />For any development with a community sewage treatment system, <br />the City shall require documentation that the property association <br />shall be responsible for liability insurance and costs associated with <br />the maintenance and operation of a community sewage treatment <br />system. The City shall also require an agreement that if the <br />association is not maintaining the system or the system is not <br />operating properly, the City can undertake needed repair and <br />maintenance and assess the property owners for the costs of such <br />action. <br />D. Urban Residential Planned Unit Development Requirements. <br />1. Purpose.
