and sanitary sewer) residential conservation subdivision PUD project in <br />order to promote: <br />a. Preservation of wildlife habitat and unique natural resources. <br />b. Reduction of negative impacts on the environment. <br />c. Creation of common open space that provides a unified landscape <br />for the use and enjoyment of the neighborhood community and/or <br />the general public. <br />d. A variety of urban residential lot sizes, configurations, and <br />neighborhoods. <br />2. Application. Urban residential planned unit development shall be applied <br />only within the City's R-2, R-3, and R-4 Zoning Districts. <br />3. Densities. The maximum allowable density within an urban residential <br />PUD shall be consistent with the density directives of the Comprehensive <br />Plan. <br />4. Open Space Performance Standards. <br />a. Open Space Area Regulations. <br />1) A minimum of fifty (50) percent of land subdivided for <br />development shall be reserved as common open space. <br />2) Designated open space shall be exclusive of unit Tots and <br />driveways. Road rights -of -way, parking lots, and driveways <br />shall provide an emphasis upon tree preservation, natural <br />habitat, and wetland protection <br />3) All designated open space shall be platted as outlot parcels <br />held as open space in perpetuity. Public trail corridors shall <br />be dedicated as park land. <br />4) Each open space outlot shall be classified as natural habitat, <br />neighborhood recreation, or trail corridor open space, and <br />shall conform to the type of use, location criteria, and deed <br />restrictions of that classification, as specified in Section <br />1007-5 of the Lino Lakes Subdivision Ordinance. <br />Lino Lakes Zoning Ordinance Administration <br />2-41 <br />
