1. Purpose. It is the intent of this section to further the directives of Section <br />2, Subd. 2 and establish special requirements for the granting of a <br />conditional use permit to allow flexibility from the strict provisions of this <br />Ordinance in regard to multiple buildings, shared access/ parking, parking <br />supply reductions, internal setbacks, etc. <br />2. Standards. <br />a. Open Space. <br />1) The PUD design will result in greater landscaped pervious <br />area than the base zoning district standard. <br />2) The PUD design will result in the protection of important <br />natural features (e.g., wetlands, significant trees, water <br />courses, slopes over twelve (12) percent). <br />3) The PUD design will include extensive landscaping with an <br />emphasis on streetscape, site entrances, and the perimeter <br />of the building. <br />b. Architectural Guidelines. Commercial and industrial buildings shall <br />comply with design standards of Section 3, Subd. 4.B.4 of this <br />Ordinance. <br />F Procedure for Processing a Planned Unit Development. <br />1. Stages of PUD. The processing steps for a PUD are intended to provide <br />for an orderly development and progression of the Plan, with the greatest <br />expenditure of developmental funds being made only after the City has <br />had ample opportunity for informed decisions as to the acceptability of the <br />various segments of the whole as the plan affects the public interest. The <br />various steps and applications, outlined in detail in the following sections, <br />are: <br />a. Application Conference and Neighborhood Meeting. Preliminary <br />discussions. <br />b. General Concept Plan Application. Consideration of overall <br />concept and plan. The concept plan review is voluntary but <br />strongly recommended. <br />c. Development Stage Plan Application.
