There was a tree issue with a non -related project, Gemini. It is a development being done <br />by the Land Holding Group. <br />2. The Commission did not see adequate hardships for the granting of the lot depth variance <br />on Lot 8 Block 1. <br />3. One commissioner expressed the desire to have all the lots on the cul-de-sac so that every <br />lot would be a part of a close-knit neighborhood. <br />4. There was a concern about the number of lots (three), which had direct access to either <br />12th Avenue or Holly Drive. <br />The action of the commission caught us by surprise since during concept review several changes <br />had been made to the initial preliminary submittals. The plans reviewed by the commission had <br />been amended and had received concept approval. During concept review one lot had been <br />eliminated and the cul-de-sac had been realigned. It was thought that all the major changes had <br />been accomplished. After having already made these changes, which significantly affected the <br />feasibility of the project, the commission's suggestion to just eliminate two more lots was simply <br />not feasible. <br />15050 23rd Avenue North • Plymouth.
