McDonald's <br />Site and Building Plan Review <br />October 22, 2001 <br />Page 4 <br />PLANNING & ZONING BOARD <br />The request was reviewed by the Planning & Zoning Board at the October 10, <br />2001 meeting. The board recommended approval of the site and building plan <br />subject to the conditions listed in this report. <br />OPTIONS <br />1. Approval of the McDonald's site and building plan request subject to the <br />conditions outlined in Resolution 01-168. <br />2. Table the application and request more information. <br />RECOMMENDATION <br />Staff recommends approval of the site and building plan subject to the conditions <br />listed below (Option 1): <br />1. Architectural Plans shall be provided for the trash enclosure to insure <br />conformance with City requirements. <br />2. A photometric lighting plan and Tight fixture details shall be submitted and <br />subject to review and approval by staff. All lighting used to illuminate off- <br />street parking areas shall be hooded (i.e. shoe box fixtures) and arranged to <br />deflect light away public streets and adjacent properties. <br />3. A revised Landscaping Plan shall be submitted subject to review and <br />approval by staff prior to issuance of a building permit. <br />4. A tree preservation plan shall be submitted subject to review and approval by <br />staff prior to the commencement of site grading activities. <br />5. A revised grading and drainage plan shall be submitted for review and <br />approval by the City Engineer and Rice Creek Watershed District. <br />6. A utility plan shall be submitted for review and approval of the City Engineer. <br />7. All permits required by the Rice Creek Watershed District shall be obtained <br />prior to any site grading. <br />8. All necessary permits must be obtained from Anoka County. <br />
