2. All signage is subject to the sign ordinance requirements and shall require sign <br />permits. <br />3. Outside storage (which includes the overnight parking of semi -trucks) shall not be <br />allowed. <br />4. Downward directed, no spill lighting as submitted shall be used on site: the Sterner <br />Executive 25 fixture is acceptable. <br />5. Revisions stated in the City Engineer's memo dated 6/6/02 shall be addressed to the <br />City Engineer's satisfaction prior to approval of a performance agreement by the City <br />Council. <br />6. A Rice Creek Watershed District permit must be issued prior to any site work or City <br />building permit issuance. <br />7. The applicant must obtain any necessary permits from Anoka County. <br />8. Wetland seed mix shall be used in the pond area. <br />9. Prior to the commencement of any site work or issuance of building permit, the <br />applicant shall enter into a performance agreement with the City and post all the <br />necessary securities required by it. <br />10.
