1"Readin : August 10, 2015 Publication: September 8 201 <br /> � 2°d Reading: August 24 201 5 Effective: October 8, 2015 <br /> CITY OF LINO LAKES <br /> ORDINANCE NO. 07-15 <br /> ORDINANCE TO REZONE CERTAIN PROPERTY ALONG LAKE DRIVE <br /> FROM R-1, SINGLE FAMILY RESIDENTIAL AND R-1X, SINGLE FAMILY <br /> EXECUTIVE RESIDENTIAL TO R, RURAL <br /> "The City Council of Lino Lakes ordains". <br /> Section 1 <br /> The City of Lino Lakes makes the following Findings of Fact: <br /> 1. The Planning&Zoning Board Staff Report dated July 8, 2015 details the <br /> rezoning. <br /> 2. The Planning and Zoning Board held a public hearing on July 8, 2015. <br /> 3. The proposed action has been considered in relation to the specific policies and <br /> provisions of and has been found to be consistent with the official City <br /> Comprehensive Plan. <br /> The proposed action of rezoning the 14 residential parcels to R, Rural is consistent with <br /> the Comprehensive Plan. The parcels are guided low density residential. The R, Rural <br /> zoning district has been established as a "holding zone" until municipal services are <br /> available. When municipal services are extended along this stretch of Lake Drive and <br /> properties hook up to the system, they shall be rezoned to back to a residential zoning <br /> district(e.g. R-1, R-IX, etc) which is consistent with low density sewered residential <br /> development. <br /> The proposed action of rezoning the 3 airport parcels to R, Rural is consistent with the <br /> Comprehensive Plan. The parcels are guided private airfield. The R, Rural zoning <br /> district allows for private airports with a conditional use permit. <br /> 4. The proposed use is or will be compatible with present and future land uses of the <br /> area. <br /> The proposed use of keeping offarm animals and the existing use of operating a private <br /> seaplane base are compatible with present and future land uses in the area. <br /> The existing land use of the 14 residential parcels is categorized as rural residential. <br /> These parcels are consistent with the existing land use definition.
