The current operation of the seaplane base is consistent with the <br /> comprehensive plan's land use designation. <br /> 5. The proposed use conforms with all performance standards contained herein. <br /> The proposed use of keeping of farm animals meets the performance standards of the <br /> zoning ordinance which allows no more than one animal unit per 2 acres. The use shall <br /> also meet all requirements of Chapter 503 of the city ordinance. <br /> The current use of a private airport meets the performance standards of the zoning <br /> ordinance. Future improvements to the site will require an amended conditional use <br /> permit and compliance with the ordinance. <br /> 6. The proposed use can be accommodated with existing public services and will not <br /> overburden the City's service capacity. <br /> Per the City's Comprehensive Plan, the parcels are within the IA: 2008-2015 utility <br /> staging area. The watermain and sanitary sewer systems have capacity to accommodate <br /> development along this stretch of Lake Drive upon extension to the subject properties. <br /> 7. Traffic generation by the proposed use is within capabilities of streets serving the <br /> property. <br /> Traffic generation by the proposed keeping of farm animals and existing private airport <br /> is within capabilities of the streets serving the property. Lake Drive/CSAH 23 is a minor <br /> arterial road. Traffic generation would not be increased or decreased by the proposed <br /> rezoning. <br /> Section 2 <br /> The Zoning Ordinance of the City of Lino Lakes is hereby amended to rezone the <br /> following described property from R-1, Single Family Residential and R-1X, Single <br /> Family Executive Residential to R, Rural: <br /> PARCEL A <br /> Outlot A and Outlot B, SURFSIDE ADDITION, Anoka County, Minnesota. <br /> 2 <br />
