The following special provisions shall apply to the <br />Subdivision: <br />A. The implementation of all changes and recommendations listed in the November 17, <br />2022, Engineering memorandum shall be incorporated into the final plat and project <br />plans. <br />B. The final plat and PUD plans shall meet all City standards and design requirements <br />unless specifically addressed otherwise in the City Council resolution of approval. <br />C. The final plat and project plans shall include street names as approved by City <br />Council. <br />D. The Developer must obtain a sign permit from the City Building Official before the <br />installation of any subdivision identification signs. <br />E. Prior to the construction of any subdivision identification signs or neighborhood <br />markers within the development, the Developer shall submit sign plans for review <br />and obtain a sign permit from the City. Any amendments to the finding regarding <br />signs indicated in the City Council Resolution shall be subject to a PUD amendment <br />or variance. <br />F. All public trails shall be located within outlots, at least 30 feet in width and either be <br />dedicated to the City in the plat or in an easement in a form acceptable to the City <br />be provided. The title policy to be provided to the City shall insure the City’s <br />interests in the property. <br />G. The Developer shall procure a 30 foot wide trail easement over Outlot D, The <br />Royal Golf Club at Lake Elmo 4th Addition (“Outlot D”) from the owner of Outlot D. <br />The form of easement shall be in the City’s standard form and be acceptable to the <br />City Engineer and the City Attorney.
