NO. 5 (Stillwater Way North) <br />Current zoning: Rural Transitional (RT) <br />Parcel size: 24.14 A.C. or 1,051,399 SF <br />Property Identification Numbers (PID): 1202921440020 & 1202921440022 <br /> <br />c) A narrative regarding the history of the property (current and past uses) and any pre- <br />application discussions with staff. <br /> <br />The property proposed for development has historically been used for agricultural use <br />and is currently still used for agricultural use. The property has not had any kind of site <br />improvements and is currently zoned Rural Transitional. Additionally, a portion of the <br />property was acquired from Washington County that at one point was a previous <br />highway corridor. Once the highway was re-routed to its current alignment, the County <br />no longer needed the parcel for transportation needs and transferred the parcel to <br />Bridgewater Bancshares, LLC. Bridgewater has previously applied with the City of Lake <br />Elmo in the form of a sketch plan application and the city has provided feedback <br />regarding planning, engineering, parks, and fire safety. Multiple meetings and additional <br />coordination and correspondence has taken place between the development team and <br />the City of Lake Elmo. The results of these meetings and sketch plan review comments <br />have been incorporated into the project submittal. <br /> <br />d) A specific written description of the proposed use(s). <br />i) Incorporate information describing how the use will work on the proposed site <br />including proposed site changes, existing open spaces, landscaping, traffic <br />circulation, transition areas to adjacent properties, individual uses for existing and <br />proposed structures, and effects on natural areas (wetlands, forests, etc.) both on- <br />site and in the general vicinity of the project. <br /> <br />The proposed use for the conditional permit is for commercial lot 3. The expected <br />proposed site improvements in lot 3 will include a new Bridgewater Bank with a <br />surface parking lot, underground utilities, and a drive through loop with 2 aisles. <br />Irrigation will be provided to the site for landscaped and green space areas. <br />ii) Provide specific details about the use including the number of employees, hours of <br />operation, maximum number of animals (if applicable), proposed development <br />schedule, etc. <br /> <br />Number of employees: 15
