The submittal consisted of the following documentation: <br /> Bridgewater Village ALTA/NSPS Survey dated March 29, 2023. <br /> Bridgewater Village Preliminary Plat dated September 14, 2023. <br /> Bridgewater Village Preliminary Site Plans dated September 22, 2023. <br /> Bridgewater Village Mixed Use Project Narrative dated September 22, 2023. <br /> Stormwater Management Plan dated September 22, 2023. <br /> <br /> <br />STATUS/FINDINGS: A condition of Preliminary Plat approval, if granted, must require the applicant to revise and <br />resubmit Preliminary Plat/Plans to address each review comment and condition of approval to the satisfaction of <br />City staff prior to the City accepting a Final Plat/Plan application. Engineering has prepared the following review <br />comments to be addressed. A point‐by‐point response letter must accompany the plan resubmittal. <br /> <br />In addition, it is recommended that it be a condition of Preliminary Plat/Plan approval that all public <br />improvements constructed to support the development must be designed and constructed in accordance with the <br />City Engineering Design Standards Manual dated January 2022, unless approved otherwise by the City Engineer. <br />The Preliminary Plat/Plans must be revised accordingly. <br /> <br /> <br />PRELIMINARY PLAT/SITE PLANS <br />1. The Preliminary Plat/Plans are incomplete. No further plan review can be provided until plan revisions are <br />submitted that clearly depict the overall proposed project, including an overall site plan, grading plan, and <br />utility plan, including off‐site utility and trail improvements. The overall Preliminary Plan must show the <br />complete subdivision improvements for all proposed Lots and Outlots, including future development <br />areas (Overall Plan). <br />2. Preliminary Plat approval must be contingent upon the applicant revising the Preliminary Plat/Plans to <br />include an overall site plan, grading plan and utility plan. All design elements must be clearly labeled and <br />dimensioned. The overall project scope of the Subdivision must be approved prior to submittal of detailed <br />construction plans or phasing plans. <br />3.
