PRELIMINARY PLAT APPLICATION <br />& P LANNED UNIT DEVELOPMENT (PUD) APPLICATION <br /> <br /> <br />4. Preservation and enhancement of important environmental features through careful and <br />sensitive placement of buildings and facilities. <br /> Response: As previously stated, the proposed development utilized industry standard <br />design and materials to protect the public infrastructure from infiltration and prevent <br />any adverse environmental impacts. The proposed development also utilizes a single <br />stormwater basin for both Subject Parcels to treat stormwater runoff in an efficient <br />manner and reduce the impact to the existing infrastructure more efficiently. The <br />proposed development is also utilizing grassy swales as much as possible to promote <br />infiltration and reduce the amount of storm water. <br /> <br />5. Establishing measures to protect and preserve groundwater storage. <br /> Response: The proposed development utilizes grassy swales as much as possible to <br />promote infiltration and there is also an infiltration basin proposed for treatment of <br />stormwater runoff to recharge the water table. The proposed single-family/residential <br />use has very low risk of contaminating the groundwater . All the buildings within the <br />project are also cons idered detached impervious surfaces to further promote <br />infiltration of stormwater runoff. A majority of the soil borings for the project did <br />not indicate presence of groundwater. We do not anticipate impacting the <br />groundwater during construction, with the exception of connecting to the existing <br />deep sanitary sewer in Wildflower Drive. <br /> <br />6. Allowing the development to operate in concert with a redevelopment plan in certain areas of <br />the City and to ensure the redevelopment goals and objectives will be achieved. <br /> Response: The proposed plan meets the land use guidelines called for in both the <br />City’s current zoning and future land use as defined under the City’s 2040 <br />Comprehensive Plan. The proposed development is located within the Village <br />Planning Area which allows for a variety of land uses, but more specifically allows <br />for greater housing density. With housing density comes housing diversity – rental <br />and homeownership, single-family and townhomes, etc. The proposed development <br />brings housing diversity to the area by offering town homes and twin homes that are <br />for rent but still complement the established single-family homes in the area. <br />Additionally, housing diversity aids in the preservation of the existing housing <br />supply. By providing an attractive housing option, the proposed development helps in <br />the turnover of existing housing stock. For example, a long-term resident no longer <br />needs or desires their large single-family home, but they don’t want to leave the <br />community. The proposed development provides a housing option that is not widely <br />available in the community and is one that allows the long term resident to sell their <br />house and move into a new home that better fits their needs and at the same time, <br />opens up that existing home to new residents who will continue to preserve and <br />maintain it. <br /> <br />
