PRELIMINARY PLAT APPLICATION <br />& PLANNED UNIT DEVELOPMENT (PUD) APPLICATION <br />UPDATE 11.03.23 <br /> <br />• Need to provide provisions for irrigation (noted turn on the groundcover plan, but the trees and <br />planning beds will also need to be irrigated). <br /> <br />o Response: Please see Sheet 38. <br /> <br />• The plant schedule needs to include height and spread of each plant type at the time of planting <br />and at maturity. <br />o Response: Please see updated plan schedule on Sheet 34. <br /> <br />• Minimum tree sizes for deciduous trees at 2.5” <br /> <br />o Response: Please see Sheet 34. <br /> <br />• Include a table that summarizes the total trees required by code, to include: (1) linear feet street <br />frontage and required street frontage trees (1 per 50lf) (2) total development acres and required <br />development trees (5 per acre) (3) a least 1 tree per 40 linear feet as part of screening required <br />between the development and less intensive uses (the single -family homes along the northern <br />edge of the parcel) (4) total mitigation trees required (24, or a n updated number based on tree <br />preservation plan) <br /> <br />o Response: Please refer to the updated table provided on Sheet 34. <br /> <br />• Add screening required by code along the northern edge of the property between this <br />development and the existing single-family homes. Show on the plan and illustration in <br />elevations a 6’ wall or fence that is 90% or more opaque year -round between the two-land <br />used, with trees at a minimum of every 25’ along the property line. See examples of screening <br />graphics required in 105.12.480(f)(1-2) of the code. <br /> <br />o Response: Applicant has previously discussed with city staff its desire to provide robust <br />screening between land uses (townhomes and the single -family homes) rather than <br />installing an opaque fence for a variety of reasons including ongoing maintenance <br />concerns, environmental impacts trees and other plantings, visual aesthetics, and <br />neighborhood harmony, etc. The Applicant is in the process of obtaining letters of <br />support for its screening plan in place of a fence from the neighboring homeowner’s <br />associations. Applicant requests this item be a condition that is satisfied prior to <br />execution of the final development agreement and issuance of building permit. While <br />Applicant has been in discussions with representatives for the associations, Applicant <br />has not yet presented its landscape plans to the respective groups out of respect for the <br />city’s application process. <br /> <br />• Final plan approval will be contingent on the plans being signed by a licensed professional. <br /> <br />o Response: Plans will be signed by a licensed professional. <br /> <br /> <br />
