The plans must be revised such that all water/sewer services are installed perpendicular to the main with  <br />no bends. When the use of bends is unavoidable, they must be located outside of the paved street.  <br />6. The sanitary sewer construction Plans must be prepared meeting all city design standards and plan format  <br />requirements, including the use of city standard plan notes, details and specifications.   <br />  <br />LANDSCAPE IMPROVEMENTS  <br />1. Revise the landscape plans to remove all conflicts with storm water pond maintenance access routes and  <br />emergency overflow pathways. Some encroachments/conflicts remain.  <br />2. Landscaping Improvements. The site plan shows tree plantings placed immediately along easement lines in  <br />many locations leaving zero tolerance for installation error. Tree plantings therefore must be field surveyed  <br />to  ensure  encroachments  are  avoided.  The  plans  must  be  revised to  clearly  call  out  installation  <br />requirements.  <br />3. City design standard boulevard trees have been eliminated from the plans. The plans must be revised to be  <br />in accordance with city design standards or specific permission must be requested and granted by the city  <br />before the landscape plans and street typical sections can be approved.  <br />
