The submittal consisted of the following documentation: <br /> Sketch Plan Narrative dated December 29, 2023. <br /> Overall Site Plan, not dated. <br /> Wastewater Treatment Facility Feasibility Study, dated April 10, 2023. <br /> Geotechnical evaluation dated June 6, 2023. <br /> <br /> <br />The Sketch Plan application is incomplete and does not include information needed to allow for review by <br />engineering. When engineering review comments are requested for Sketch Plan applications, the plans and <br />documentation must include engineering level information to facilitate an adequate review. Minimum information <br />should be provided as identified in the city sketch plan application checklist. <br /> <br />The below review comments are provided based on the limited documentation provided. It is recommended that <br />the Sketch Plans be revised and resubmitted for further review, after including all information as detailed in the city <br />sketch plan application checklists together with presentation of any site unique information. <br /> <br /> <br />SKETCH PLAN APPLCIATION MINIMUM REQUIREMNTS NOT MET <br />1. All public improvements constructed to support the development must be constructed in accordance with <br />the City Engineering Design Standards Manual dated January 2022. <br />2. Sketch Plans are required to be submitted as scaled drawings with scale no larger than 1‐inch = 100 feet. <br />3. Sketch Plans must include plan labels for all line types. Important site plan information must be labeled <br />including lot dimensions, existing and proposed street and right‐of‐way widths, and existing street names. <br />4. Typical sections for all proposed streets must be provided, and must include all design features shown in <br />the city standard typical sections. <br />5. A generalized utility plan must be included, showing all connection points to existing utilities. <br />6. The site plans must include the locations and boundaries for all existing 100‐year HWLs for existing water <br />bodies. <br />7. The site plans must show all proposed Outlots and Outlot ownership. Proposed stormwater management <br />basins must be shown in Outlots dedicated to the city, and must NOT contain conservation easements. <br />8. The plan narrative indicates the dedication of permanent conservation easements. The site plans must <br />include detailed location of all proposed conservation easements, including calculated areas. <br />9. Site plans must include all wetland boundaries with all wetlands and wetland boundaries contained within <br />Outlots (no lot encroachments).
