All plans shall be in conformance with City Engineering Design Standards 2022 as well as in <br />compliance with other regulator entities. (Additional information is needed upon preliminary plat <br />application) <br /> <br />Fire Department <br />The Lake Elmo Fire Chief provided comments in the attached memo dated January 16, 2024. All <br />comments must be addressed with any future submittal. <br /> <br />Landscaping <br />The Lake Elmo Landscape Architect provided comments in the attached memo dated February 12, <br />2024. A landscape plan and complete tree preservation plan (with indicated removals) needs to be <br />provided with any future submittal. All comments must be addressed with any future submittal. <br /> <br />CenterPoint Energy <br />Natural Gas review/permits shall be obtained from CenterPoint Energy for gas line that runs across the <br />property. <br /> <br />Washington County <br />In an email dated January 4, 2024, Washington County staff indicated that the project is not within the <br />Washington County Greenway search corridor. As such, trails will be required to meet the City’s, not the <br />County’s requirements. <br /> <br />Washington County Dept of Health <br />Washington County staff have not provided comment on the proposed community septic system. The <br />system should be approved and ultimately receive any applicable county or state reviews and permits. <br /> <br />Valley Branch Watershed District (VBWD) <br />Attached are e-mailed comments revived on January 19, 2024. A VBWD Permit will be required along <br />with necessary plan submittals. No comments received to date. Should we receive comments, they <br />must be addressed with any future submittal. <br /> <br />Required Next Steps <br />1. The developer has requested to present this sketch plat and concept PUD to the City Council. It <br />is scheduled for a workshop on March 12, 2024. <br />2.
