STORM SEWER AND PONDING <br />The natural rolling nature of this site facilitates a design of storm ponding and <br />infiltration systems. The storm design will allow for a treatment train of <br />ponding, swales and infiltration areas to clean and reduce the impacts to the <br />existing natural wetland features of the site. The storm sewer ponding facilities <br />will be designed to meet both the State and Watershed Requirements for <br />infiltration and for rate of runoff. <br />The site has land locked basin(s) that the Watershed District recently conducted <br />a study which subsequently lowered the flood elevation for the wetlands <br />located on this site. This will require the revision of the flood boundary and a <br />letter of map revision sent to FEMA for a few of the proposed lots as identified <br />on the plan. <br />HOME SETBACKS AND BUFFERING <br />All proposed home construction will be limited to the setback as identified in <br />the city code. Currently the plan as designed meets the setbacks and no <br />variance is requested. <br />LANDSCAPING <br />With the homes being positioned in the open farm fields, the addition of trees <br />in the boulevards and around ponding areas will be necessary to enhance the <br />development. <br />Berming will also be used in the final design to decrease the impact of the new <br />homes and for the future homeowners of the Legends Development.
